The Problem
The property at 200 Lake Street East sat as an underutilized site at one of the most visible and important gateways to downtown Wayzata. Lake West’s multiple redevelopment attempts failed to move forward, leaving a prominent lakeside property disconnected from the community it was meant to serve. Due to the prolonged development approval process, the building has sat idle through this prolonged period. The building had been broken into and vandalized causing extensive mold. Additionally, the contamination in the ground water from a former oil storage site has been a great challenge and concern, as it leaches into the groundwater flowing into Lake Minnetonka.
At the same time, Wayzata's residents and visitors have long valued the city's unique relationship with Lake Minnetonka. Any redevelopment would need to preserve and enhance the character of downtown, improve public access to the lake, and create meaningful community benefits while fitting seamlessly into the small-town charm that makes Wayzata a destination.
The Solution
Over the course of five years, Lake West Development worked closely with city staff, elected officials, local businesses, and community members to create a vision that addresses longstanding site challenges while enhancing the Wayzata experience.
Landmark Wayzata transforms a neglected property into a vibrant, walkable, and community-focused destination that strengthens the connection between downtown and Lake Minnetonka. The project creates a seamless link between the east and west ends of Lake Street while serving as a key connection point between Panoway and Shaffer Park, helping unify the downtown waterfront experience.
The development introduces public gathering spaces, enhanced pedestrian connectivity, and thoughtfully designed architecture that complements Wayzata's character and reinforces its small-town charm. For the first time, residents and visitors will enjoy new public views of Lake Minnetonka from the west end of Lake Street, creating opportunities to experience the lake from entirely new perspectives.
In addition to its community benefits, the project addresses significant environmental concerns through the remediation of contaminated soils, the addition of stormwater management systems, increased tree coverage, and enhanced landscaping that supports a healthier and more sustainable environment.
